What We Do

Whether you want to buy or sell real estate, or are representing someone who wants to buy, sell, or refinance, Southern Title’s mission is simple: to make it easy for you!
But the work we do behind the scenes can be quite challenging. In all real estate transactions, a search of land records is required in order to make sure a homeowner has clear title to his or her property. That’s where we start, after you give us the signed contract. Once insurability is determined, we create the necessary documentation to transfer the property from the seller to the buyer, follow the lender’s requirements if the buyer is getting financing, and conduct the settlement, or closing, so the property can change hands. Afterwards, we issue the title policy and record the deed and mortgage in the public records.

In the process, Southern Title will scrutinize a variety of documents attached to the property or the seller or buyer’s names, including but not limited to, deeds or mortgages, divorce decrees, court judgments, delinquent taxes and child and spousal support payments, covenants, conditions and restrictions, and utility or other kinds of easements. A history of ownership of the property is created, and your Southern Title agent will take steps to cure title issues that are discovered. These could include correcting recording and indexing errors in the public records, correcting misspelled names or incorrect legal descriptions. According to the American Land Title Association, the title insurance industry cures defects in public records in more than 35% of all transactions.
